Fill out a commercial application and provide a tax return, financial statement, budget, and business plan, if available.

Floorplan will be drafted according to your specifications, subject to your editing and review.

Review and sign the drafted LOI.

Review and sign the drafted lease.

Pay security deposit and first month’s rent.

Sign off on floor plan, bid out improvements, and build out space.

Begin planning inventory, furniture, fixtures, and equipment along with phone, cable, and internet. Post “coming soon” sign and send out notices.

Gray Box

An unfinished space with basic building systems in place. Tenant is responsible for interior build-out including flooring, ceilings, walls, and fixtures.

White Box

A clean, open space with completed walls, ceilings, lighting, HVAC, and restrooms. Ready for tenant customization and branding.

Warm Gray Box

A semi-finished space with neutral finishes, basic lighting, and flooring. A balance between Gray and White Box—reducing build-out time and costs.
